CONTRACT TO CLOSE

  • Ensure contract is fully executed, obtain missing documents/signatures
    & establish deadlines
  • Submit contract to title company and lender with introduction email
  • Introduction email to transaction team with contract timelines
  • Email introduction to buyer or seller with timelines
  • Schedule inspections, confirm with all parties
  • Gather or send HOA docs, application and instructions
  • Update listing status on MLS to Pending | Under Contract (Seller)
  • Receive earnest money if buyer | Request earnest money receipt if seller
  • Confirm lender ordered appraisal
  • Follow up on inspections results, help scheduling repairs and/or create addendum
  • Inspection Contingency Removal deadline
  • Track appraisal and notify parties of results
  • Appraisal Contingency Removal
  • Follow up on HOA application status and request approval letter
  • Submit all documents to broker compliance review and create CDA
  • Weekly follow up with lender for loan approval update

  • Open escrow with title company and follow up on prelim report

  • Upload photos and disclosures to MLS, set up showings and sync lockbox
